This time in an even more desirable suburb on the Atlantic Seaboard. The Sage in Sea Point has views of the ocean and Signal Hill, adjoins Piazza St John (and Woolworths), and is just a 3-minute walk from the promenade. Best of all, buy one of the 91 units on launch day and you’ll get a R200 000 discount. (Register now to browse, make a shortlist of your favourite apartments and activate your discount).

There’s a reason why everyone wants to live on the Atlantic Seaboard. The young, upwardly mobile, Uber-everywhere generation love that the nightlife and entertainment is within reach. International investors and visitors who’re used to walkable cities find it fits the bill, and for young families there’s quick access to some of the prettiest, protected beaches in the city.
Plus the area is safe and well-maintained. The Sage Sea Point block itself has 24-hour concierge and security, but its location, on Main and Arthurs roads (above the existing ABSA Bank), gives it a sense of spaciousness and great access to bigger views to either Lions Head, the ocean or a cityscape.
Some of the units look out onto Lion’s Head, others out towards Bantry Bay and others have sea views. Image: The Sage
All of that makes The Sage a good and safe investment for locals, first-time buyers, out-of-towners and internationals. And this is exactly why Sea Point’s seen tremendous positive growth the last few years.
The Sage is purpose-built and designed by premium players in the Cape Town property game. It’s a development by Rawson Developers and Berman Brothers Group, the former of which were responsible for The Carrington (which sold out in 7 minutes at launch) and the latter, a leader in Atlantic Seaboard development.
The architects are the reputable firm MLB Architects, who’re experienced urban designers and responsible for developments such as Atlantic Views, also in Sea Point. With this strong partnership, as well as the unique launch format, Rawson Developers expects The Sage to be well received by the market.
Units from the 3rd and 4th floors up will have either sea, mountain or city views. Image: The Sage
The Sage has 91 units in four categories: Micro-units, studio apartments, single- and two-bedroom apartments. First-time buyers wanting a foot in the market will snap up the micro-units, which are a steal at R1.29 million (after the R200 000 discount) and look spacious thanks to design that leads into the view. Also, all you need is a 10% deposit and the balance can be financed, and Rawson Finance can help when you apply.

What makes them accessible is the competitive pricing – especially considering the area. Starting at R1.49 million, you can get a foot into the Atlantic Seaboard property market – especially with the R200 000 discount if you buy at launch. And that benefit applies for each unit you buy, which should be music to the ears of property investors.

Of course we all want to be able to do it. The Sage will be a good home base from which to live and work. There is solar-power backup in case of electricity cuts and fast WiFi is available throughout the building. There’s also a co-working business lounge within the building available to residents that’s also connected to the back-up power, should load-shedding occur.
The communal workspace at The Sage is spacious and dedicated to that purpose. Image: The Sage
The Sage makes sense for investment buyers. Some of the units come with 12-month rental guarantees. This means it is rented out by the developers, but the owner will get a fixed fee. Sea Point is a high-rental demand area, which means shorter-term rentals also will be possible through a preferred service provider, who’ll be able to manage people coming into the building. So buy it as a home base for when you visit from out of town, and when you’re not there, you can rent it out.
A luxury pad in a prime location is an excellent investment. Image: The Sage
Sea Point is popular for its good lifestyle, and The Sage takes full advantage of that. It’s a mere 3-minute walk away from the promenade along the seafront, one of Cape Town’s most popular and sociable areas where you can run, train, ride bikes and walk the dog (by the way, small pets are allowed at The Sage). Only 20 metres away you’ll find all the shopping amenities you need: Woolworths, Wellness Warehouse, Checkers, Coco Safar, Vida and cute retail outlets.
Rentals will be easy to manage via a selected rental agency. Image: The Sage
The finishes on this luxury development are excellent, and you can upgrade and request high-end finishes and air-conditioning. You can also add furniture packages designed by an interior designer, where the dressings will be designed to perfectly fit the space. MORE DETAILS: Ask them.

All two-bedroom apartments automatically come with a parking bay, which is located on the 1st floor. There are an additional 25 bays for sale, so there’s more demand than supply, which means if you want one you’ll have to move fast – (micro units don’t qualify for parking bays). Bays cost an extra R250 000 and are available to add to your purchase when reserving your unit online.
There’s also an electric-car power station. Image: The Sage
IMPORTANT: The launch is set for midday on Wednesday, 21 September 2022. Sharp!
Here’s how to get ahead (remember The Carrington sold out in 7 minutes):
Find more details on how to purchase in The Sage’s very useful FAQ.
Tip from Rawson’s insider: Choose 5 favourite units beforehand. Can’t get hold of the one you want? Move on to the next favourite – and at pace. Good luck!
